Design Guidelines

Vista Ridge is a unique subdivision within the Sunshine Coast Regional District Community. During the process of our development we wanted to ensure that the property was utilized to its fullest potential. To ensure this potential we registered a distinctive set of building guidelines on the lots. These guidelines will be required to be followed by all purchasers within the subdivision and will ensure that the natural beauty and high investment quality of the community will be maintained.

We want to ensure that the construction of each dwelling and the landscaping improvements made to each lot will be of the highest quality and help contribute to the development of an environmentally, socially sustainable community.

The idea is to develop and build homes with balance and simplicity in mind. Roof forms will be strong and dominant and all with the intention of preserving the natural lighting and incredible views for all our neighbors to enjoy.

Highlights of the guidelines:

  • Construction materials should be consistent with the West Coast Design and setting;
  • No lot will contain a home with identical design
  • Substantial trees will not be allowed to be cut down without prior approval from the design consultant;
  • Landscaping plans will have to include planting of additional trees, shrubs and hydro-seeding or sod must be completed within a timely manner;
  • Drainage of the entire site will be maintained as an overall plan for the benefit of all homeowners;
  • Environmentally friendly bio-swales will be constructed to appropriately return rainwater to the ground to enhance the natural vegetation of the surrounding lands;
  • Required lighting at the entrance of each driveway will be required to enhance the safety of the neighborhood;
  • Fencing will not be permitted in front yards;
  • Only garages with entrance doors that close will be permitted;
  • Roofing materials can be metal, concrete tiles, cedar shakes or 40 year asphalt singles;
  • Colors will only be neutral or natural earth tones;
  • All accessory buildings will be required to be approved and must comply with all regulations and bylaws of the SCRD;
  • During construction the site will be expected to be kept clean and free of debris;
  • No mobile homes shall be allowed onto the lots;
  • No RV’s, campers, or boats shall be parked on the lot unless enclosed within a garage;
  • No large commercial vehicles shall be allowed to be parked on the lots overnight;
  • All building plans and landscaping plans will have to meet with the approval of the developer and design consultant.

The intention is not to limit the style range, but rather to encourage imaginative and creative expression in the design of the homes. Approval of designs will be based on proportionality, overall balance, form aesthetics, harmony and rhythm, acceptability of cladding materials based on a specific design, and the suitability of trim, detailing, and colour.

Each residence should appear unique and easily distinguishable from all other residences, and each residence should appear suited to the local terrain.
